Residential Lots Available

 

Primghar Advancement Corporation (PAC) officially incorporated on October 10, 1993. The for profit organization operates in Primghar to promote economic development growth. One of the growth tools PAC successfully used is the Randolph Estates development on Primghar's east side. The development is named for the Randolph family who left the land to the city. In 1997 PAC held a public auction for the lots. The terms of buying a lot included the requirement to build residential properties within a set period of time. A fee was charged every 2 years to owners who had not built or the lots were returned to the city without refund. At the May 13 council meeting ARC a corporation who helped with dirt work of the development asked to return their 2 lots to the city. The city accepted the lots. The city is following some formalities to officially return the lots to PAC. The irregular shaped lots, 1 a corner lot, are near the intersection of Metcalf and 2nd Street NE. The initial auction was hugely successful and resulted in a building boom to the east side of Primghar around the golf course. It was so successful additional property to the north was platted and lots are ready for residential construction. This development is Randolph Estates II. The building boom has eased. In an effort to restart the boom, PAC has decided to offer the lots free of charge, to any qualified applicant. To qualify, an interested party can come to a PAC board member with building plans and cash or a financial commitment from a lending institution. The improvement must be completed within 1 year. Minimum size requirements apply. A single family dwelling must be at least 1200 square feet. A duplex must be 1500 square feet. Some lots are available for multi-family development. As many as 16 lots are available ranging in size from 120x106 to 139x190. PAC board members are Jim Edwards, President; Brad Smith, VP; DJ Weber, Secretary; Rodd Holtkamp, Treasurer and Thor Klinker, At-Large. Board members are elected each year in June. The next election is June 27. Nominations can be submitted to Primghar City Hall and must be in writing.
